An Alternative
Buying the rental isn't going to work out. The house has too much damage for the price, so back to square one for me.
With that said, ..
The objective was to have another house that we controlled. This would allow my family to flee most problems.
The house had a decent basement (it was dry), so I could cache certain items. You know the basics, water, food, medical supplies, firearms and ammunition, clothing, bedding (sheets, pillows, pillow cases, and blankets), and other stuff.
It would have been tight with the renters still there, but we would have owned the house.
Remember, ...
You and your family travel to a place that knows you're coming, not the national forest, with certain supplies and equipment cached, so you can arrive with the clothes on your back.
